Over the last several years, lenders handed out loans like candy. Credit checks were not a primary concern, and borrowers often only had to claim that they made a designated amount of money per year in order to get approved. For the first year or so, payments on these loans were very affordable, under the premise that the borrower would gain better employment or earn a raise – at which point their monthly payments would increase.

Because of the rampant problem, a new trend developed in lieu of foreclosures: short sales. Short sales occur when property owners sell their homes without profit and delivers the proceeds directly to the bank.
For the seller, the advantage of the short sale is that the lender usually forgives the remaining debt. For the lender, the advantage is that they save money otherwise wasted on a foreclosure. Your advantage is that you can now buy a beautiful home for a fraction of the price.
Due to the exploding number of short sales in the place of foreclosure, it is much easier to strike a deal with a seller in your favor, which will put you in a home for far less than you probably ever anticipated.
